The Challenge
The original layout split the kitchen, dining, and living areas into separate enclosed rooms, limiting natural light and everyday flow. The owners wanted an open floor plan without compromising the load-bearing structure.
Our Approach
We engineered a structural beam replacement to remove two load-bearing walls, then rebuilt the kitchen, dining, and living areas as a single connected space. Phasing kept one functional kitchen area available throughout construction.
“They kept our kitchen usable for most of the project and walked us through every decision before it happened. The house finally works the way we live.”
